For the first time ever, the Town of Southampton will hold an auction for development rights that could help prospective owners with future development. The deadline for proposals is July 11, 2019 at 4pm.
The 15.13 Town development rights are within the Southampton School District. The minimum bid for each development right is $275,000.00.
Development rights may only be redeemed within the Southampton School District, for the following:
• Increase in subdivision yield
• Subdivision into two undersized lots
• A carriage house
• Possible additional sewage flow with County Health Department approval.
The RFP for the sale of the development rights is available either at the Town Clerk’s Office or on the Town Website Procurement Page. https://southampton.procureware.com In order to download the RFP from the website and any future addendum, an individual must register in the Town’s Procurement System
Sealed proposals for purchase must be received by the Town Clerk no later than 4:00pm Thursday, July 11, 2019. Bid proposals must be delivered by regular mail, overnight mail or by hand to the Southampton Clerk’s office, Southampton Town Hall, 116 Hampton Road, Southampton, NY 11968.
Each bid must be accompanied by a bid deposit in the form of a certified or bank check, subject to collection, made payable to the Town of Southampton in the amount of 10% of the per bid amount. Successful bidders will be notified by mail of their selection. Within 30 days of being notified of having been selected, the successful bidder must execute a contract of sale with the Town for the purchase of development rights. The remainder is due at closing.
Development rights are banked by the Town through Community Preservation Fund purchases or under certain transactions where the developer has agreed to donate the development rights. The money collected from this auction will be transferred to the Housing and Community Development Department for the creation of more affordable housing.
