3. What is the CPF tax?

The CPF tax or the Peconic Bay Region Community Preservation Fund Tax is a 2% transfer tax on all real property in the Town of Southampton. The first $100,000 of a vacant, unimproved parcel is exempt from the tax and the first $250,000 of an improved parcel is exempt from the tax. There are several specific tax exemptions which are listed in Section C of the tax return. In addition, there is a first time homebuyer exemption.

4. Where is the tax paid?

Generally the tax is paid at the time of the real property closing and is collected by the title closer and filed along with the deed and other associated documents, at the Suffolk County Clerk’s Office.

5. What if the tax is due but no deed will be recorded?

The tax return and payment should be send to the Town Comptroller’s Office, Southampton Town, 116 Hampton Road, Southampton, NY 11968. The check should be payable to the “Town of Southampton”.
